This includes duplexes, triplexes, townhomes, and modestly sized single family homes that appeal to first time buyers, young professionals, and empty nesters looking to downsize.

Since 2021, only one owner occupied home has been built in Overland Park with a price below $321,350. Meanwhile, the city's value to income ratio has climbed to 3.70, well above the generally accepted healthy range of 2 to 3. Today, 39.7% of renters and 19.3% of homeowners are considered cost burdened, meaning they spend more than 30% of their income on housing.

The reality is that homes priced under $300,000 typically require buyers to choose between an older home closer to the metro core or newer construction farther out in the county. This is not necessarily a sign of a struggling market. Rather, it reflects the current makeup of today's housing inventory, and buyers deserve to understand that reality before beginning their search.

Emphasis on Sustainable and Smart Development

Sustainability has become an increasingly important part of real estate development throughout Johnson County. Many new communities now incorporate energy efficient construction, environmentally conscious building practices, and thoughtfully designed outdoor gathering spaces.

However, the gap between the homes being built and the homes many buyers can comfortably afford remains one of the market's most significant challenges.
